A1: As a builder myself, there are some builders that I would never consider using. Most builders want to do the right thing, but there are a few that make the entire journey to build your dream home seem more like a nightmare. For example:
Two builders in Perth refuse to provide engineer’s drawings that you pay for as a part of their service. As a result, they force you to obtain them from your local council and pay for them a second time just so you can have your house checked for compliance against the designs.
Some builders do not allow you to talk to the supervisor of your build.
Many PCMConcepts’ clients have said they are treated like ‘dirt’ (not always the word used) when they ask the builder a question.
Defects found are never happily remedied and there can be a fight.
If you have the ability to discuss with PCMConcepts before you pay out anything to a builder, do so. It could save you a lot of heartache.
Q2: Can a builder tell me not to use an independent inspector?
A3: If a builder tries to stop you from using your own inspector, they are in beach of the Home Building Contracts Act 1991. If you make a complaint and they are found guilty, they can face severe financial penalties.
Q3: My builder wants me to use their inspector. What should I do?
A3: You are under no obligation to use their inspector, or any inspector for that matter. If a builder recommends an inspector, then that inspector is no longer independent as a part of their livelihood is from a builder (even though you pay for the service). As they do not want to get on the bad side of the builder, there may be a temptation to turn a blind eye to certain defects. One client advised that the builder wanted them to use the same company that has a mowing, cleaning and fencing franchise. Is it wise to have an inspector that is part of a lawn mowing service? PCMConcepts does not affiliate either formally or informally with any builder or developer. We are truly independent.
Q4: Who undertakes then inspections in PCMConcepts?
A4: We have a few people that inspect. All are degree qualified building professionals that also have their Construction Induction White Card. All reports are reviewed for accuracy before they are sent to the client. Over the course of your build, it is possible that you may have more than one inspector.
Q5: Is the pricing on your webpage fixed?
A6: Pricing on the webpage is a guide. The actual pricing will depend upon many different factors and will therefore vary from client to client. Once PCMConcepts receives a copy of your plans, a quotation tailored specifically to your build will be prepared. Pricing provided within that quotation will be fixed.
Q6: Can I negotiate the price?
A6: PCMConcepts provides a quality service for a reasonable price. If your motivation is cost and you are not interested in the quality you receive, then perhaps reconsider spending money on a report just to say you have a report. If however, you want quality, then PCMConcepts will assist at the price stated in our quotation. Please do not ask for additional discounts. The answer will be no, unless you are a pensioner or a war veteran (proof required).
Q7: Can I negotiate your terms and conditions?
A7: PCMConcepts terms and conditions have been developed and reviewed to ensure they are fair. If a client asks us to vary the terms and conditions, then we have to question why. In short, the answer is no.
